The health, safety and wellness of our residents, our seasonal campers, commercial tenants, our employees, and the communities we serve, is of the utmost importance to Killam Apartment REIT. As such, we continue to monitor the COVID-19 situation and take guidance from the health authorities on best practices.

Our staff and contractors serving our communities are following public health authority guidelines and our Community and Property Managers continue to serve our residents and seasonal campers by phone and email contact.

Update for Killam’s Multi-Residential and Manufactured Home Community Residents 

At Killam, three of our core values are Build Community, Strong Customer Relationships, and Do the Right Thing.  Never have these core values resonated more strongly than they have in recent days.  The global spread of the COVID-19 virus has reinforced that we all live in one small, connected community.  In order to best succeed in managing the impact of the virus it will be necessary to rely on family, friends, and also strangers, to do the right thing.  To keep us all healthy, especially those amongst us who are the most vulnerable, requires the considerate behaviour of, quite literally, each and every one of us.   

We would take this opportunity to acknowledge Killam’s frontline employees as they are the cornerstone of Killam’s operations.  We cannot thank the resident and assistant managers, cleaners, maintenance team members, and leasing staff enough for their continuous dedication and selflessness.  Their work is essential for Killam to operate and maintain its portfolio of apartments and manufactured home communities (MHCs).   

Killam is committed to keeping our properties, your homes, healthy and operational so that you have a sanctuary during this challenging time.  It is important our residents have a secure place to live, and to return to after work, or to work from should you be self-isolating, or perhaps as a place to recover.     

We know there are residents in our apartments and MHCs impacted by COVID-19 due to business closures, layoffs, requirements to self-isolate, or illness.  To assist residents impacted by the COVID-19 crisis, Killam is offering the following assistance during this period of crisis, or until further notice: 

  1. For tenants with rental increases that begin April 1, 2020, we will waive the collection of these rental increases;
     
  2. We will also suspend issuance of further rental increases, and   
     
  3. On a case-by-case basis, Killam will consider deferment of rent.  To be considered for deferment, we ask that you please submit a fully completed COVID-19 Related Rent Deferral Request (“Request”) to your Property Manager.  Once received, Killam will review the Request and contact you.  ​

COVID-19 | Ontario Seasonal Resorts & Campgrounds Opening Update | May 19, 2020

Our Ontario Seasonal Resorts & Campgrounds will open Friday, May 22, 2020.

Prior to accessing your sites, please review the memo and complete the forms on the links below prior to May 22, 2020.

Until such time as the property is open, we ask that you please do not attend the resorts/campgrounds as it is not safe for our staff, campers or visitors to be at the properties until we open.

COVID-19 | Ontario Seasonal Campgrounds Update | May 14, 2020

Today, the Province of Ontario announced that Seasonal Resorts and Campgrounds may open May 16, 2020.

Until Saturday, May 16th, Seasonal Resorts and Campgrounds are deemed non-essential services and, as such, are not permitted to open or to have non-essential staff on-site.

As of Saturday, Killam will have staff return to the properties and will work diligently to open our water systems, turn on the hydro systems, prepare the properties as usual, while also addressing measures around Covid-19.

Our Ontario Seasonal Resorts will open Friday, May 22, 2020, subject to compliance with local health authorities; please continue to check this website and our Facebook pages for updates on new procedures.

Every seasonal camper must complete the new mandatory forms (and follow the requirements) that will be posted on this link and our Facebook pages, by May 19, 2020.

Until such time as you are advised the property is open, we ask that you please do not attend the campgrounds. It is not safe for our staff, campers or visitors to be at the properties until we are fully prepared for opening.

New Brunswick Campgrounds Opening Update | Updated May 13, 2020

We are pleased to announce that Camper’s City Seasonal Resort in Moncton will open Friday, May 15, 2020 and Camping Oceanic Seasonal Resort in Shediac will open Saturday, May 16, 2020.

Prior to accessing your sites, please review the memo and complete the forms on the links below. We sincerely apologize that the translation of the Waiver into French has been delayed by the translator until Thursday, May 14, 2020.

Until such time as the property is open, we ask that you please do not attend the campgrounds as it is not safe for our staff, campers or visitors to be at the properties until we open.

Mise à jour sur l'ouverture des terrains de camping du Nouveau-Brunswick | Mis à jour le 13 mai 2020

COVID-19 | Ontario Seasonal Campground Update | May 12, 2020

The Province of Ontario announced today that it is extending the provincial State of Emergency. As a non-essential service, Seasonal Campgrounds must remain closed until at least June 2, 2020.

Killam Apartment REIT will continue to monitor government updates in this regard and will advise when resort openings may occur.

A number of seasonal customers continue to try and access the properties. Please obey the law, follow the government regulations and please respect the health and safety of our employees, managers and our permanent residents in these properties, and do not try to access your site or the resort.

COVID-19 | New Brunswick Campground Announcement | Updated May 12, 2020

As per our post of May 8th, Killam staff continue to work diligently to complete the Province of NB mandated Operational Plan for Workplaces and to ready Camper’s City and Camping Oceanic for our seasonal campers.

Subject to actual opening dates TBD, and prior to accessing your trailer, every seasonal camper must complete the new mandatory forms (and follow the requirements) that will be posted on this link and our Facebook pages, by end of day May 13th.

As of today, May 12th, it is expected that Camper’s City will be ready for seasonal campers by the end of this week; please continue to check for updates.

We are doing our best to prepare Camping Oceanic as well, as we work through some new regulations as well as the operational plan.  We expect to have an update on the proposed opening date for Oceanic later in the week; please continue to check for updates.

Until such time as you are advised the property is open, we ask that you please do not attend the campgrounds. Our employees continue to work on the services, campsites and operational plan; however, it is not safe for our staff, campers or visitors to be at the properties until we are fully prepared for opening.

COVID-19 | Mise à jour saisonnière du terrain de camping du Nouveau-Brunswick le 12 mai 2020

Conformément à notre message du 8 mai, le personnel de Killam continue de travailler avec diligence pour terminer le plan opérationnel mandaté par la province du Nouveau-Brunswick pour les lieux de travail et pour préparer Camper’s City et Camping Oceanic pour nos campeurs saisonniers.

Sous réserve des dates d'ouverture réelles à déterminer, et avant d'accéder à votre roulotte, chaque campeur saisonnier doit remplir les nouveaux formulaires obligatoires (et suivre les exigences) qui seront affichés sur ce lien et nos pages Facebook, avant la fin de la journée du 13 mai.

À partir d’aujourd’hui, le 12 mai, on prévoit que Camper’s City sera prête pour les campeurs saisonniers d’ici la fin de cette semaine; veuillez continuer à vérifier les mises à jour.

Nous faisons également de notre mieux pour préparer le Camping Oceanic, alors que nous travaillons sur de nouvelles réglementations ainsi que sur le plan opérationnel. COVID-19 | Restricted Access for Seasonal Customers | April 08,2020

Dear Seasonal Campers:

As you may be aware, the Province of Ontario has deemed seasonal resorts/campgrounds to be a non-essential business and must remain closed and the Province of New Brunswick has advised that seasonal resorts/campgrounds are prohibited from admitting patrons.

While Killam’s seasonal resorts are not scheduled to open until the first week of May (and these dates remain to be determined), some seasonal campers are trying to access their sites and the properties.

We remind everyone that the Provinces of Ontario and New Brunswick have both declared a State of Emergency and that our Federal government and all our public health authorities are advising people to stay home.

Please respect the health and safety of our employees, managers and our permanent residents in these properties, and do not try to access your site or the resort. We are happy to assist you by email and by phone.

Let’s work together to stop the spread of Covid-19 and obey the rules.

COVID-19 | Killam Seasonal Resorts Q&A | Updated May 6, 2020

Killam Seasonal Resorts

Killam recognizes that as property owners, business operators, employers and community members, we have an important role to play in managing and controlling the spread of the Covid-19 virus. Killam has been very active monitoring the growing impact of the virus and implementing its Pandemic Illness Plan to help lessen the spread of the virus and maintain the continued good health of all our stakeholders, namely our employees, residents, seasonals, commercial tenants and the broader communities in which we operate.

Provincial restrictions for Seasonal resorts/campgrounds identify that New Brunswick parks must remain closed until at least May 12, 2020 and Ontario parks must remain closed until at least May 19, 2020. We are closely monitoring government updates and will advise seasonal campers as soon as we have proposed opening dates. Until that time, our resorts remain closed and we ask that you do not try to enter the properties. We must all do our part to obey the guidelines of our public health authorities to reduce the spread of Covid-19.

Killam is confident that with the resolve and care of our committed staff, together with your cooperation, we will successfully contain the spread of the virus.

We have had questions from our Seasonal Resort campers, and we will do our best to provide answers.
 

QUESTIONS & ANSWERS IN THIS UNCERTAIN TIME

  1. Can you open the property early as I have returned from outside Canada and have nowhere to stay?

    For the safety of our employees and guests, we are unable to open our campgrounds early. Drinking water systems and septic systems cannot be prepared or operational until frost is out of the ground and many roads in the resorts are not clear or too soft to accommodate traffic. In addition, following a directive from the Province of Ontario, our Ontario campgrounds are closed currently, and our ON and NB offices are closed to customers and the general public; however, we are pleased to provide service to you by phone and email.

    Under current government restrictions, services at our properties are not operational and we are not appropriately staffed or ready to open in a manner which is safe for staff and guests. We are aware that campgrounds are permitted to open for snowbirds under certain restrictions; however, it is at the option of the property owner. At this time, you will need to make other arrangements until the park is officially allowed to open.

     

  2. Will the office be open to take my payments?

    Our offices can accept payments by phone, an easy on-line option and by mail, not in person. Please contact your Resort Manager to obtain your account number (T-Code) and the Manager will walk you through our simple on-line payment process.

     

  3. Will resort openings be delayed?

    As per continued restrictions by the Ontario and New Brunswick governments, our resorts are to remain closed until further notice. Both Provincial governments seem committed to introducing Phase-in programs and we will continue to monitor these and provide you with updates as to if/when the resorts will open.

     

  4. Will you decrease fees due to potential service interruptions?

    We continue to monitor the situation and are closely following government updates as to if/when the resorts will open.

    We understand that some customers may not be able to enjoy a full seasonal stay at their resort. We are in the process of reviewing any adjustments to services and fees in the coming weeks. We will communicate to you once more information is available.

    All decisions are made based on public health authority guidelines and with the best interests of our guests and employees in mind.

     

  5. Will payment deadlines be more flexible? Will late fees be removed?

    If you are an overnight/transient guest with an existing reservation for May, or if you book between now and June 30, 2020, you can change or cancel your reservation at no charge up to 24 hours before your scheduled arrival.

    We will communicate to our seasonal campers in advance of the opening dates once we have insight into resort openings and related fees. There will no late fees applied before the season opens.

    Our federal and provincial governments are putting plans in place to support Canadians financially affected by the Covid-19 virus; do not hesitate to check their websites for more details.

     

  6. Can I visit the resort now even though it is closed?

    We cannot permit anyone to visit the resorts prior to opening dates. Taking advice from our public health authorities, we cannot permit access to our resorts until they officially open. We ask that you follow this guidance by contacting our office by email or phone. The Provinces of ON and NB have mandated that there is no access to the resorts by patrons and the sites and properties must remain closed for now.

     

  7. My unit is for sale. Will sales personnel still be showing my unit, or can I show it myself?

    Taking advice from our governments and public health authorities, we cannot permit access to our resorts while they are not officially open.

    We will continue to conduct all sales business by phone or email. We will continue to make every effort to assist in the sale of units at each property by alternative selling and marketing means. We understand this is an inconvenience, and we thank you for your understanding during this uncertain time.
